Full Job Description
1) Key Functions :

I. Design Manager will work closely with the RE team and all outside consultants to make sure that all design work is correct and matches with SIGMA requirements and budget.

II. Design Manager is an internal consultant to protect SIGMA from outside and inside risks due to design or supervision work in all engineering field

III. Design Manager should have experience in design, tendering, construction, supervision, procurement, maintenance, and facility management to lead technical support work also to be able to solve a technical problems by himself or through consultant office and make sure the solution will be most efficient ( Time – Cost )

IV. Ensure that SIGMAC strategies and processes are in place to meet business objectives and operational needs in terms of cost, quality, time and delivery targets which enables SIGMAC to function and compete effectively in real estate market

V. Bachelor’s Degree in Architecture, with experience 10:15 years’ in real estate industry and construction work

VI. Minimum 3 years’ experience in same position

VII. Fluent in both English and Arabic

VIII. Professional knowledge of AutoCAD, Primavera or MS Project, Well known of 3D Max, Photoshop, Win10, Microsoft 2010 (Word & Excel and PowerPoint), Well known of Saudi Building Code and Saudi market

IX. Knowledge in quantity survey, Familiar with local and national regulations and processes

X. Ability to travel, in accordance to operational requirements, Ability to effectively work in multi projects.

2) Detailed Functions :

I. To lead and manage the strategic development of all design and technical functions associated with the feasibility study and responsible for overseeing all aspects of design and supervision from RFP, evaluate consultant, contract award up to handover the project

II. Lead Value Engineering study from concept up to Detail Design stage to achieve the targeted construction cost (Optimum Design) and make sure no over design elements inside any disciplines

III. Work with the rest of the leadership team to decide which projects are the highest priority against the business targets and which can be executed with the available resource

IV. Lead Detail Design implementation onsite through supervision consultant to make sure no changes will happen in the design or specification by tendering , construction or anyone to reduce the cost without consider the safety or the code & standard consultancy services

V. To ensure the highest standards of service are delivered by the consultant through positive and proactive approach is maintained to achieve SIGMAC continued satisfaction, continually monitoring and improving the service

VI. To ensure effective communication, negotiation and selection for capable 3rd parties (Consultants – Contractors – Etc.) office in order to ensure high quality of Detail Design and technical competence is delivered through prepare clear RFP to evaluate and select suitable 3rd parties

VII. To ensure the variation and change orders will be in minimum through avoid weakness or shortage in required information during studies

VIII. Preparation of all RFP (Consultants – Contractors – Etc.)

IX. Review the architectural, concept, Interior design activities and progress

X. Presentation and follow up with the stakeholders in all design stage

XI. Supervise ,review, analyze the materials selection and quantity survey

XII. Review and evaluate all proposals (Consultants – Contractors – Etc.)

XIII. Review drawings, BOQ and specification & coordinate between all disciplines, Create coordination drawings and making proposals to solve the conflicts (if found)

XIV. Modification and revising for concept design with suitable proposal to improve the design and Following up with project time schedule to control the project time

XV. Quantity survey calculation and review, Prepare purchase request, revising of invoices and check the quantities onsite and by drawings, Preparation of project package items to send to suppliers & manufacturer to get quotations, Following up for the requested materials

XVI. Review and process payments to all parties (Consultants – Contractors – Etc.)

XVII. Prepare the needed reports and presentation

XVIII. Strong capability to review consultant design criteria and challenge them for most economic solutions and to do value engineering for all disciplines

XIX. Strong capability to review Architecture, Structure and MEP shop drawings, Modification of BOQ items, description and quantities in end of the project to match with the as built

XX. Strong capability to adjust shop drawings to be as built drawings and Review for structural drawings, steel bars, etc., Comparing tender drawings with shop drawings to calculate the differences and to review Variation Orders

XXI. Strong capability to prepare logs to track all activities (RFC – Drawings – Etc.) and prepare buyer set drawings, demarcation plans and color schemes, Prepare MOM and Reports

XXII. Assist in regular check on site progress, ensuring that the project is running as the approved design, Coordinate between construction work and design consultant to solve any conflict during execution

XXIII. Strong capability for projects construction coordination & management and supervise of quality control for site works, Following up with the project procedure on a weekly/ monthly meetings, Choosing materials, making samples and get approvals on them to be installed in the project

XXIV. Technical office experience in alignment with site construction experience with experience in residential and commercial projects ( Design & Construction )

XXV. Lead supervision consultant during inspection work to avoid inaccurate or conservative inspection and make sure the supervision consultant doing his duties without instruction from SIGMAC to keep all liabilities on the supervision consultant
